While the available homes trend is upward, the prices of Colorado Springs homes are coming down, according to Michael Stasica, a buyer agent with the Colorado Exclusive Buyer Agents Association (CEBAA). In the last quarter from July to September the average sale of a single family home in the Colorado Springs area was $271,213.

All this is good news for buyers – Colorado Springs is a buyers’ market. There are a lot of choices of homes on the market so buyers can be more choosey and can more easily find a lower price. Sellers face a dilemma since they may no longer get their asking price as they did a couple years ago. Home sales are down 27.9 % from last year: 888 homes were sold as of September this year compared to 1,232 sales last year. Therefore, sellers must either wait longer for the right buyer to come along who wants to meet their price, or sell their homes for less than their asking prices.

What makes Colorado Springs homes for sale so attractive may be summed up in the July, 2006 edition of Money Magazine which hailed Colorado Springs as the best city to live in America for cities with populations of over 300,000. Money Magazine gave Colorado Springs high grades based on financial, housing, education, health, weather, leisure and quality of life issues in 59 major cities.

Buying a home near good schools is a key piece of the Colorado Springs real estate puzzle. Some people consider the best schools in the area are School District #12, the Cheyenne Mountain District, located in the south west part of Colorado Springs in “The Broadmoors”. The military has a strong presence in Colorado Springs housing market with five military bases in and close by the city: Fort Carson Army Base, Peterson Air Force Base, Schriever Air Force Base, the Air Force Academy and North American Aerospace Defense Command (NORAD) - which provides aerospace warning and control for North America.

And that military presence will be growing in the next couple years. Some 20,000 new military personnel, mostly army, will be relocating to Colorado Springs by 2008. These military people will be coming in part from South Korea and Germany where American military is scaling down its numbers.
